Realators! how much would renovations and repairs cost to sell this home?

HOME REMODEL



SELL AS IS..or invest some money to sell competitively



ok, its about a 1900 sq foot single story. single family home 4 bed, 2 bath. (1 is in the master, but its relatively small,and does not have room for more than a stand alone shower, unless we knock out walls and eat into closet space.



located in corpus christi tx. which has pretty low home prices compared to other areas of the country and state.



pretty good neighborhood...not a gated community or %26quot;rich%26quot; middle to upper middle class area.



Home needs obvious updates and repairs.

new kitchen counters, new tile, or wood...new surface throughout entire home (some is old carpet, and if its not old carpet, its down to concrete, or ugly ugly lenolium flooring from 30 + years ago.



attached garage, this is where the laundry is.



bathrooms need total remodel. new surface coatings at least.

also need to repair some minor termite damage.



exterior needs paint and work...landscaping...and new door/lighting. new garage door.





does anyone know how much this would cost. and would it be worth it?



LOT IS A CORNER LOT, AND HAS A HUGE SPACE FOR GARDEN AND HUGE BACKYARD.



all windows and doors are very old. need to be replaced with double paned windows most likely. and I want to replace the sliding door with french to bring some attractivness to the inside of this home



4 bed. 2 full bath. galley kitchen (small) but open to living. dining room. covered patio in back of house...not large.

I think this is especially true in the current economy. You should concentrate on making sure the roof is in good condition, and on repairing the termite damage. Pay a pest-control company for a two- or three-year contract to inspect and treat for termites. Buyers will appreciate not having to worry about this. Fix leaking faucets., and replace countertops if you must. Check into companies that refinish tubs to look like new instead of replacing, but consider buying a new low-flow shower head, and low-flush toilet. You may be better off allowing a discount to the buyers to replace the windows, carpets and floor coverings themselves after the closing. They might not like the color or style of the items you would get.



Paint the exterior if it needs it. Replace damaged soffit and fascia boards if needed, but the painter can fix minor damage with caulk. Often a good pruning of shrubs and trees will make your home's exterior look cleaner. Remove shrubs that hide your home from the street or crowd the entryway to give curb appeal. Replace the empty space with dwarf shrubs, or colorful annual plants. Remove garden gnomes and other fanciful decorations. A new entry light, and new steel door and/or door hardware can revitalize an entry.



If you are living in the home while selling, remove all furniture to storage that isn't absolutely necessary. Remove tchotchkies and personal collections to storage also. Remove video games, DVDS, music CDs and albums. Replace heavy drapes with sheer curtains to let light in. Paint all the rooms an off-white, or beige. You want to make the rooms look as large as possible so the buyers can envision their furniture in the room.



Moving is a good time to sort through your belongings. Give away clothes that aren't worn so your closets looks bigger. Do the same with your linen closets, your medicine cabinets, your utility room and your garage. Put anything you don't absolutely have to have into a storage building. People interested in buying your home will look in all your closets, cabinets, and storage areas.



Basically, you need to remove most of your personality from the home. If they can only see your things they won't be able to envision the space with their things. They will get caught up critiquing your style, and not see the potential of the home. I learned most of these tricks from HGTV shows. Consider what the house could be sold for now vs. what it could be sold for with these renovations done. Research homes that have sold that are in similar %26quot;needing tlc attention%26quot; vs. homes with these upgrades in your area. All of the renovations that you mentioned are good things to add value and I would say that they would pay for themselves.
